A compressor running hot, a capacitor weakening, a refrigerant line developing a slow leak — none of these announce themselves with dramatic symptoms. By the time the tenant notices the system isn't cooling, you're looking at emergency service calls at $200–$400, a repair bill that might have been avoided with a $89 inspection, and a very unhappy tenant.
The Birmingham HVAC Reality
Jefferson County's older housing stock (built 1950s–1980s) often has original HVAC equipment that is past its design life. Split-systems in this age range commonly have: corroded condenser coils (Birmingham's humidity accelerates this), refrigerant leaks from vibration-induced micro-fractures, and undersized ductwork that forces the system to run continuously in summer heat.

What to Inspect — The HVAC Checklist
Thermostat and Control
- Thermostat type: Non-programmable thermostats are fine but cost tenants $15–$30/month extra in cooling costs. Note whether one is present — replacing with a basic programmable ($30–$50) is cheap and adds value.
- Call for cooling: Set thermostat to cooling mode, 5 degrees below ambient. System should start within 3 minutes with an audible compressor kick.
- Temperature differential: With system running, measure supply air at a vent (should be 14–20°F cooler than return) and compare to return air. If differential is less than 14°F, the system is underperforming.
Condenser Unit (Outdoor)
- Clearance: Minimum 24" on all sides, 48" above. Vegetation, fence proximity, and debris accumulation are the most common clearance violations in Birmingham's overgrown-lot rentals.
- Condenser coils: Look for debris embedded in fins (pine needles, grass clippings, Alabama clay dust). Light debris with a garden hose. Heavy fouling requires professional coil cleaning ($100–$180).
- Base pan: Should be flat and level. Foundation settling (common in Birmingham clay soil) can tilt units, causing compressor failure from oil trap in suction line.
- Condensate drain: PVC drain line from the evaporator coil should terminate at a visible drain point or condensate pump. Clogged condensate drains are the #1 cause of indoor coil water damage in Birmingham rentals.
Indoor Evaporator Coil (in plenum or air handler)

Electrical Connections
- Capacitor condition: Bulging or leaking top-mount capacitors are a common failure mode in units over 10 years old. A failing capacitor causes hard-starting, excessive current draw, and eventual compressor failure. Replace proactively — capacitors cost $15–$30 in parts, professional install $150–$250.
- Contactor: The contactor in the disconnect box (outdoor) should show no pitting or corrosion on the contact surfaces. A worn contactor causes intermittent operation — system runs for 20 minutes, shuts off, restarts. Expensive to diagnose, cheap to replace.
When to Call a Licensed HVAC Tech
Any of the following findings warrant a licensed HVAC contractor (verify they hold an Alabama Heating & Air Conditioning license):
- Temperature differential under 12°F (refrigerant issue — may indicate a leak)
- Visible oil at any connection (refrigerant leak — recharge only treats symptom)
- System runs continuously without reaching set temperature (compressor capacity issue)
- Electrical anomalies — tripping breakers, burning smell, arcing at disconnect
- Any refrigerant work (EPA Section 608 certification required by law)
Annual Timing for Birmingham Properties
Spring (April–May): Full AC inspection before the cooling season. This is your best window — units are running but not yet under peak stress, and HVAC companies are more available than July-August emergency calls.
